- No evictions or landlord judgments in the past 7 years.
- No more than 2 occupants per bedroom (HUD "2+1" guideline applies).
- No more than $1,000 in unpaid, non-medical collections.
- No convictions for crimes against persons or property in the past 7 years.
- $2,000 security deposit + first month's rent due at signing.
- All applicants (18 or older) are required to complete a background and credit screening through RentRisk (no 3rd party applications will be accepted). The cost of this screening is $59 per applicant, paid directly to RentRisk at the time of application. The landlord does not collect or profit from this fee and payment of this fee does not guarantee acceptance.
